متن کتاب: این پروژه توسعه مسکونی را به جای یک مجتمع صرفاً مسکونی، به‌عنوان یک اکوسیستم شهری خودپایدار بازتعریف می‌کند. طرح جامع که به‌صورت یک شهر کوچک ساختاربندی شده است، پایداری را از طریق چشم‌اندازهای سبز پیوسته و یک برنامه کاربری ترکیبی که نیازهای روزمره را در محل برآورده می‌سازد، شکل می‌دهد. این پروژه با هدایت معماری افقی و با الهام از توپوگرافی، توده‌بندی پلکانی را ایجاد می‌کند که خط آسمانی پاره‌پاره و در مقیاس انسانی را پدید می‌آورد. کاربری‌های مسکونی، تجاری، هتل و مهدکودک در یک سیستم فضایی سیال یکپارچه می‌شوند و ریخت‌شناسی شهری نفوذپذیر و پیوسته‌ای را شکل می‌دهند.

- The project envisions residential development as a self-sufficient urban system. Designed as a mini-city, the site facilitates daily life on the ground through continuous green networks and a mixed-use program. The stepped massing creates a human-scaled, fragmented silhouette. Residential, commercial, hotel, and daycare functions are integrated within a permeable and unified spatial framework.

- The project is developed on a 140,000 m2 site. The residential complex consists of 20 blocks comprising 634 apartments. The commercial area includes 7 blocks housing 34 units such as cafes, daycare centers, shops, and a supermarket. Additionally, the project features a 5-star hotel.

- The building is constructed using a reinforced concrete structural system. Within the reinforced concrete frame, prestressed structural systems are employed to span the large openings above the swimming pool and multipurpose hall. The façade consists of mechanically fixed travertine cladding and precast concrete panels.

- The main challenge in Inventum was organizing residential, commercial, and social functions within an integrated system while responding to the aviation restriction line crossing the site. The mania limit reduces the upper construction level from +1090 to +1075 at the center of the plot, directly shaping mass distribution. Maintaining spatial continuity and a pedestrian-oriented public realm despite this height constraint defined the core creative challenge of the project.

- The research is grounded in concepts such as mixed-use integration, public–private thresholds, pedestrian priority, and programmatic density. Its aim is to develop a mini-city model that operates as an integrated urban ecosystem. The methodology focuses on layered spatial organization and circulation continuity. Zoning data, height restrictions, and 3D modeling were utilized, resulting in a sustainable, socially active, and operationally resilient urban framework.

Situated in an area with limited access to social amenities, this proposal is designed as an urban model capable of generating daily life within its own boundaries.
